Mold Removal guide • South Shore, MA
Mold does not grow evenly through a house. It grows in three rooms, for three different reasons. Walk them in this order.
Thirty minutes, no tools. Start at the top of the moisture chain and work down.
Check grout lines, caulk edges, the ceiling above the shower, and the bath fan. Run the fan and hold tissue to the grille; weak suction means steam stays in the room. Peel back a corner of old caulk if it looks dark underneath.
Look at the underside of the roof decking for dark staining, especially on the north side. Check whether bath fan ducts actually exit the house. Frost on nail tips in cold weather is a ventilation failure, not a roof leak.
Sniff first, then look: the wall-floor joint, behind stored items against walls, under the stairs, around the water heater and laundry. Efflorescence (white mineral crust) means water has been moving through that wall.
A bath fan dumping into the attic explains attic mold. A damp basement explains musty smells upstairs. Mold in two rooms usually shares one moisture story.
Photos with dates help any professional you call, and they document the extent before cleanup disturbs it. Do not scrub large areas before they are documented.
Do the thirty-minute walk and write down what you find in each of the three rooms. Call (857) 587-1545 with your notes; a room-by-room list lets us quote the job accurately instead of guessing.
