Mold Removal guide • South Shore, MA
Roughly half the air you breathe upstairs started in the crawl space. If that space is growing mold, so is your indoor air.
Crawl spaces were designed to breathe. On the humid South Shore, breathing is exactly the problem.
Foundation vents were supposed to dry the space. In humid coastal air they import moisture instead, and the cool earth condenses it onto every surface. The vents are doing the opposite of their job.
Warm air rising through the house pulls crawl space air up with it, through every gap around pipes and wiring. Musty smells on the first floor often start underneath it.
Exposed soil constantly releases water vapor. A ground vapor barrier alone cuts an enormous share of crawl space humidity, even before anything fancier.
Sealed vents, a heavy ground liner sealed to the walls, sealed rim joists, and a dehumidifier. It turns the crawl space from outdoor air into conditioned space. Not cheap, but it ends the cycle.
Before encapsulation: lay a ground vapor barrier, close vents in the humid months, fix any bulk water entry, and get a humidity reading down there. Sometimes the minimum is enough.
Stick your head in the crawl space access and take a breath: musty and damp means the house is breathing that all day. Call (857) 587-1545 and we will measure what is actually down there.
